Why does LandExit want to buy my land?

Honestly, we just love buying land and are always looking for new property to expand our portfolio.

What kinds of property do you purchase?

We specialize in rural vacant land and acreage all over the US. Typically the more remote the better, however we do buy land close to or in town if the price is right.

How does the process work and how do I get paid?

  3. Once we agree on a price, we take care of all the paperwork, title and escrow. Closings are fast and easy!
  4. Most closings can be done through a public notary. We can schedule one to come to your home, business, or local coffee shop for the signing. Show up, sign the one page deed, and the notary will give you a certified cashiers check on the spot. Thats it!

How quickly can I get paid?

In as little as 7 to 14 days in many cases. It may take longer if more than one person own the property, everyone listed on the deed will need to sign. It may take longer if we need to use a title agency/escrow company to handle the transaction. They need extra time to do their research and complete their paperwork.

How much will you pay me for my property?

We are professional investors and cannot pay full market value for property. We make our money down the road when our investments appreciate. If you would like cash now and are willing to sell at a discount, we will give you a fair cash price without the costs, time and hassle of selling through a real estate agent.

What fees are involved with the sale of my property?

We pay all of the fees associated with the sale of your property. The price we agree to pay you for your property is the exact amount you will receive at closing.

What if I can't find my APN (assessors parcel number), tax Id # , or county property ID #?

Your property identification number can be found on your property tax bill. These numbers are usually 9-16 digits seperated by dashes. Example: 123-456-789-0, or something similar.

What if I don't have a copy of my deed to the property?

No problem. You don't need your original deed to sell your property to us. As long as the deed was recorded with the county we can obtain a copy from the county clerk to complete the transaction.

What if I inherited the property?

This is where it could get complicated. It's fairly straight forward if the deed is in your name as the owner and/or you are the Trustee in a Trust, and/or you are the Executor of the Estate. Otherwise it becomes a bit more complicated and may take some time and lawyer fees to sort out.

My property has back taxes, is LandExit still interested?

Absolutely! Many of the properties we purchase have back tax issues. We send all property information to a title agency who in turn does the research on things like back taxes. As long as the back taxes are within reason LandExit will pay the back taxes at the time of title transfer. Remember, we take care of ALL fees associated with the purchase of your property.

Why should I sell to LandExit instead of listing with a real estate agent?

We are serious investors and buy land with cash everyday. A real estate agent will just list your property in hopes someone will buy it. Then they will charge you a commission to sell it. Land typically takes much longer to sell than a home. Many agents do not like to list land because it takes much longer and it is much less profitable. In addition to their commissions you will be responsable for all escrow, title, recording, notary and tranfer fees. These can really add up! Why not skip all those fees, time and headaches and just collect the check now from us?

I have other properties I would like to sell also, would you be interested in those as well?

Is there any obligation when I submit my info?
